The Vineyards at Vista San Juan Homeowners Association I is a 54-unit association in Montrose, Colorado, made up of a blend of townhomes and patio homes. The Association is governed by an all-volunteer Board of Directors drawn from the owners themselves.
Your Board members are neighbors who volunteer their time. Together we look after the common areas, keep the Association on sound financial footing, apply the covenants fairly and the same way for everyone, and keep you informed.
A great neighborhood is a shared effort. Keeping up our homes and yards, paying dues on time, following the covenants, and staying in touch all make a difference. This website is here to make that easier — and we’d love to hear from you.

Proposed Rules & Regulations — we want to hear from you
At its September 15 meeting the Board adopted the eight responsible governance policies Colorado law requires. The Board elected not to adopt the five Rules & Regulations documents as written — we want neighbors to have the chance to read them and share ideas first.
Our covenants have not changed and remain in full effect. Nearly everything in those five drafts already comes from the recorded Declaration or from Colorado law — the drafts would gather it in one place, in plain language. Take a look on the Rules & Regulations page, send your thoughts to [email protected], and join the conversation at the Members’ meeting in December.

Watering Schedule
We water every night except Mondays (APS mows on Tuesdays). We will turn off and winterize the sprinkler system the end of October.
A quick favor: please make sure nothing around your home blocks the sprinklers. Thank you!

Mowing Schedule
APS mows every other Tuesday through the middle of October.
You can help the crew by moving obstacles such as temporary fences or extended drain pipes out of the way.

Colorado law asks the Association to keep current contact information for every owner — and it’s how we reach you with news, meeting notices, and anything urgent.

Everyone is welcome — come see how our neighborhood is run. Each meeting ends with time for owners to share comments, and you can ask the Board to consider a topic at any time; the Board sets the agenda. See Meetings.

A look back at the year, and the Board election results. Please come, or send in a proxy so we reach a quorum — it’s a good chance to catch up with neighbors. The coming year’s budget is reviewed separately, at the Members’ meeting the December before — see Meetings.
