The Vineyards at Vista San Juan Homeowners Association I is a 54-unit association in Montrose, Colorado, made up of a blend of townhomes and patio homes. The Association is governed by an all-volunteer Board of Directors drawn from the owners themselves.
Your Board members are neighbors who volunteer their time. Together we look after the common areas, keep the Association on sound financial footing, apply the covenants fairly and the same way for everyone, and keep you informed.
A great neighborhood is a shared effort. Keeping up our homes and yards, paying dues on time, following the covenants, and staying in touch all make a difference. This website is here to make that easier — and we’d love to hear from you.
New to the neighborhood? Welcome!
Three things to do in your first week:
- Send us your contact and emergency information using the Owner Contact Information Form, so we can reach you.
- Set up your assessment payment — see Dues & Payments.
- Read the Rules & Regulations, especially the architectural approval process, before you plan any exterior project.

Common-Area Watering Is Off for the Season
The City is shutting off the common-area sprinkler water on all four courts — Sonoma, Rhine, Rheims and Amador — on Wednesday, October 14. APS will blow out the sprinkler lines within the next week to protect them over the winter.
A quick favor while the crew works: please keep sprinkler heads clear of hoses, decorations and other obstacles.
-
Mowing Schedule
APS will mow three more times this year: October 20, November 3 and November 17. There will be a leaf clean-up later in November, after the leaves are down.
You can help the crew by moving obstacles such as temporary fences or extended drain pipes out of the way.

Proposed Rules & Regulations — we want to hear from you
At its September 15 meeting the Board adopted the eight responsible governance policies Colorado law requires. The Board elected not to adopt the five Rules & Regulations documents as written — we want neighbors to have the chance to read them and share ideas first.
Our covenants have not changed and remain in full effect. Nearly everything in those five drafts already comes from the recorded Declaration or from Colorado law — the drafts would gather it in one place, in plain language. Take a look on the Rules & Regulations page, send your thoughts to [email protected], and join the conversation at the Members’ meeting in December.
